    Free Valuation & Lettings Appraisal

    Every successful let starts with understanding your property’s full potential. We offer a free valuation and market appraisal to evaluate current rental values, advise on legal requirements, and discuss the level of service that will best match your goals. This initial visit helps set the right expectations and creates a tailored plan for marketing and managing your property.

    Preparing for Market

    First impressions count with tenants just as much as they do with buyers. Whether your property is vacant or occupied, we’ll advise on how best to present it for lettings. From decluttering and cleaning to ensuring heating, electrics and safety certificates are up to date, we’ll help landlords maximise appeal and attract quality interest.

    Launching to Market

    Once instructed, we will agree your ideal tenant profile with you so we can focus viewings on the right applicants. Your property will be advertised across the largest UK property portals including Rightmove, OnTheMarket, and our own website — giving it high visibility with active tenants.

    After viewings, we’ll provide feedback and advice so we can adjust approach if needed — all part of our proactive service.

    Let Agreed

    When a suitable tenant is identified, we manage the offer and acceptance process on your behalf. We then carry out thorough referencing through trusted referencing agencies, including affordability checks and credit and background searches, giving you confidence in the tenant profile.

    Administration

    We prepare all the required legal paperwork, including:

    • Assured Shorthold Tenancy agreement tailored to the property
    • Tenancy documentation to protect both landlord and tenant interests

    Final Steps Before Move-In

    Once all parties have signed the agreement, the tenant pays the initial rent and deposit (held securely with the Deposit Protection Service or equivalent). We arrange a detailed, independent inventory listing the condition of the property, fixtures and fittings. This helps protect your position in any future deposit discussions.

    Move-In & Ongoing Management content

    Once the tenancy is ready to begin, we meet the tenant at the property to complete the key handover, ensuring everything is clearly explained and documented from the outset.

    As part of our fully managed service, our dedicated property managers will then take care of every aspect of the tenancy on your behalf, including:

    • Regular property inspections and condition checks
    • Rent collection and full financial administration
    • Managing maintenance and liaising with approved contractors
